Catella: Demand for office properties drives purchase prices in Germany

Thomas Beyerle CatellaStrong demand for office properties – particularly from international investors in the top locations – means a further increase in purchase prices. “B” and “C” locations are also seeing this trend, in some cases with a delay. Rents are rising and yields continue to fall. However, the gap between the change in rents and purchase prices is becoming measurably bigger. Overall, office markets in 2016 promise a balanced risk-return profile. The analysis of 76 German office markets in the categories “A” to “D”, presented today by Catella, reveals a uniform picture: the persistent strong demand for German office properties continued to drive prices up over the past twelve months. This development is tracking a strict location-based hierarchy. Peak yields in the seven analysed “A” locations (Munich, Berlin, Hamburg, Frankfurt, Stuttgart, Cologne and Düsseldorf) have fallen by around 45 basis points over the past twelve months. During the same period, the decline in the twelve analysed “B” locations was just 21 basis points, i.e. only half as much. At the 31 analysed “C” locations, a decline of 14 basis points was recorded. There was no change in price noticeable at any of the 26 analysed “D” locations.“This apparent textbook trend is, however, bucked by the development in rents. The largest percentage increase in rent can currently be observed in the “B” locations. Put another way, the positive overall economic development appears to be having a greater effect here than in the “A” and “C” locations,” says Dr Thomas Beyerle, Head of Group Research at Catella.“We expect yields to continue falling in 25 of 77 locations; we anticipate increases in rents at a total of 25 locations in 2016. The highest level of rent being paid is currently in Frankfurt (€38.50/m2), the lowest in Schwerin (€8.50/m2). As is traditional, Munich once again recorded the lowest peak yield, at 3.8 %, while the highest value recorded in this market segment was reached in Solingen, at 8.7 %,” Dr Beyerle continues.The risk-return profile for Germany at the beginning of 2016 continues to fit well into the vision and purchasing profile of national and international investors. Although purchase prices have generally increased, this does appear to have a fundamental economic basis. Similarly, the run on “B” locations is by no means a nationwide phenomenon.“The philosophy of investors at the moment appears to be investment discipline combi
ned with clearly defined asset management measures. Furthermore, large portfolio transactions are so far missing,” Dr Beyerle adds.

New HampshireLast night was incredibly exciting — especially for New Hampshire Democrats, who showed up at the polls in droves to help determine who replaces President Obama. Now, in just ten days, Nevada Democrats will have their say, too. We are officially in the fast lane, on our way to Election Day. Our team here at DNC HQ is working around the clock to make sure the future Democratic nominee becomes the 45th President of the United States. I’m confident that we’re going to get it done, because we have two incredible candidates seeking our party’s nomination — and, to be frank, the Republicans don’t have a single one who’s capable of moving this country forward.
The person the American people elect 272 days from today will lead us into the next decade, and we need to make sure he or she is someone who will protect the President’s progress once he’s gone. Simply put: The time is now for Democrats to stand and unite if we want to keep the White House and take back Congress in November.

beer marketExpert comment on Asahi attempting to buy Peroni, Grolsch and Meantime John Colley, of Warwick Business School, is a Professor of Practice, a former CEO of a FTSE 100 company and researches large takeovers. Professor John Colley said: “The speed at which this deal is being done in an attempt to appease regulatory authorities demonstrates the determination of AB InBev to complete on the SAB Miller takeover, which will give them almost 30% of the global beer market. It is difficult to see how this level of concentration will be in the beer drinkers’ best interests. However, the overall price of the deal and the extent of the necessary disposals, suggests that AB InBev’s shareholders may not benefit either. The 20% share of the Chinese market which the Snow brand holds may well be the next forced sale.”Asahi is the biggest Japanese brewer with 38% of the market, but little outside Japan. Clearly this signals global ambitions for Asahi as it will give them a strong position in many developed markets. Access to distribution through these two premium brands and relatively local brewing will mean that Asahi’s own range of Super Dry ales can be introduced to a wide distribution as well. This is good news for the beer drinker as it may well lead to more choice and more competition.”

Ovum: Insurance industry growth to fuel IT investment in 2016

As premium growth in most markets returned to positive growth during 2015, many insurers have some confidence to seek ways in which they can use IT to grow their business, according to a new report* from global analyst firm Ovum. This confidence however is against a backdrop of accelerating demographic and customer change, which is likely to be another key driver of investment.Ovum believes the global insurance industry is responding to these changing needs. This is demonstrated by the strong expansion in IT spend being seen in 2015 which looks to be continued in 2016. Ovum’s research shows that of the 389 insurance carriers surveyed as part of the ICT Enterprise Insight (ICTEI) program during Q3 of 2015, 62% are planning to grow IT budgets in 2016 and only 11% are looking to cut expenditure. This compares to 47% that grew and 17% that cut IT budgets in 2014/15. When it comes to investment, digital channels remains the top area for insurers. However, the significant majority of insurers will be increasing budgets across a broad range of functional areas with no single activity completely dominating spend. This reflects the complex set of priorities that IT groups are being asked to meet by the wider business, simultaneously addressing revenue growth, operational efficiency and regulatory compliance.
Charles Juniper, principal insurance analyst, Ovum commented: “All regional markets will see growth in IT budgets in 2016, led by insurers in Latin America. Most encouraging is the news that insurance premiums are showing positive growth in Europe – providing insurers in this region with a platform on which to grow their IT capabilities. There is increased focus on operational efficiency across the board, with fraud management and underwriting systems emerging as significant areas of IT investment. ” He concludes: “The insurance industry, particularly in Europe, has had a long struggle to maintain profit margins since the financial crisis. Whilst a lot of the investment we will see is insurers responding to changing market pressures, such as changing customer demographics, there is a big opportunity here for IT innovation in the industry. Investment in Internet of Things (IOT) managed platforms, and investing in analytics at the point of use in particular, look like strong areas in which proactive insurers can achieve strong positive differentiation from competitors.

Plus, historically, Q4 has been a slow quarter for Twitter, while in 2016 the US elections and the Olympics will be two big events that will be expected to help push their active users up.”Twitter has delivered a number of product innovations, but these need to be less confusing for core users and attractive enough for new users.”The focus on ‘live’ and experiencing live events is a clear effort to explain Twitter to a wider audience, particularly the ones who haven’t experienced it before. This allows Twitter to connect multiple products when single events happen – making Twitter a more appealing option for advertisers. It also allows them to build a distinctive identity versus other social media offerings.”

Turkey: more needs to be done for refugees living outside camps, Civil Liberties MEPs say

turchia-ist3The efforts of the Turkish government to care for the high number of Syrian refugees living in refugee camps in the country must be recognised, members of the Civil Liberties Committee visiting Turkey said on Wednesday. But they also stressed that the situation for refugees outside the camps is precarious and that more needs to be done to ensure health, food, education and employment.The seven-MEP strong delegation led by European Parliament vice-president Sylvie Guillaume (S&D, FR) on Tuesday visited a refugee camp in Nizip, close to the Syrian border, as well as families living outside the camps. They also met with representatives of local authorities, UN organisations, international NGOs and others to get a full picture of the situation of refugees.
High standard in Turkish camps, but more must be done for refugees outside. MEPs praised the commitment of the Turkish government and its efforts to provide shelter, food, healthcare and education in the refugee camps, in particular the container ones. However, they also stressed that only around 10% of the refugees live in the camps and that more urgent efforts are needed for the other, more than 2.5 million refugees in Turkey.”There is a very clear difference between the conditions for those in the container camps and those who live out-of-camp. The situation for refugees outside the camps is highly precarious and they are in urgent need of help, especially in terms of schooling and employment opportunities”, Sylvie Guillaume (S&D, FR) said.”We have seen a lot of children in the camps and taking into account that this is going to be a long-standing conflict, more efforts should be made in schooling and integrating those children, who clearly have a need, but also hopes for a proper and decent future”, Peter Niedermüller (S&D, HU) added.Nathalie Griesbeck (ALDE, FR) said: “Having seen first-hand how a large number of Syrian refugees live outside the camps, it is clear that the 3bn euros need to be targeted so that the money actually goes as close as possible to these refugees “.
Tanja Fajon (S&D, SI) also stressed the urgency of the situation: “We need a large-scale resettlement of Syrian refugees from Turkey, closer cooperation between Greece and Turkey instead of new walls and fences in the Southern Balkans. It would save lives”.
MEPs also sought information on the tens of thousands of refugees currently gathering at the Syrian-Turkish border and seeking to escape the bombardments in Aleppo.”I welcome that the border with Syria is being opened and call on Turkey to let in the people fleeing the hell of Aleppo”, said Anna Maria Corazza Bildt (EPP, SE). “The EU also has to do more to support Turkey in receiving refugees. The EU funds must be agreed and disbursed fast and the UN and NGOs must be fully funded”.Jozsef Nagy (EPP, SK) said: “Turkey has to guard its borders, but also has to let in refugees. The EU should assist them with this to help the refugees stay as close as possible to their home countries”. “A lot could be done for significant numbers of refugees close to their homes if the international community gave a little more than comforting words. Turkey’s own capacities are not endless”, warned Frank Engel (EPP, LU).

Member States must play their part in alleviating the pressures faced by Greece, said Civil Liberties Chair

ateneGreece should not be used as “a push-back for Member States” in case the Dublin Regulation on asylum applications is again fully applied to the country, Civil Liberties Committee Chair Claude Moraes said, following a Commission’s announcement on Tuesday on the implementation of the European Agenda on Migration.Parliament will continue to play its key role as watchdog “to ensure that the crisis is dealt with in an organised and compassionate manner”, the Chair stressed.The Commission on Tuesday reported on the implementation of the priority actions under the European Agenda for Migration and highlighted key areas where immediate action is needed.Reacting to the Commission’s communication, the Chair of the Civil Liberties, Justice and Home Affairs Committee in the European Parliament, Claude Moraes (S&D, UK), said:”I welcome the efforts of the Commission to ease the pressures faced by Greece and improve the infrastructure in view of a possible resumption of some transfers under the Dublin Regulation. The recommendations addressed to Greece proposed by the Commission outline key areas for improvement in order to have in place dignified entry points that meet basic humanitarian standards. Moreover, the recommendations will offer a better coordinated response for managed migration by increasing the registration of migrants arriving in Greece.However it is important that including Greece in Dublin will not simply be used as a push-back for Member States as this would merely ring-fence Greece from the rest of the EU, trapping thousands of asylum-seekers and increase pressure on a country that is already struggling to respond to migratory flows. Solidarity is essential, Member States must play their part in alleviating the pressures faced by Greece. Last year Member States agreed to re-distribute 66,400 refugees from Greece as part of the emergency relocation mechanism, however, thus far, only 15 Member States have offered places with only 218 people relocated. This is a European crisis and not only a Greek crisis. The EU urgently needs to offer legal and safer alternatives for refugees and asylum-seekers in order to target and reduce the operation of smuggling networks and dangerous routes taken.The LIBE committee which I chair will be holding an exchange of views with experts and the Commission on the state of play on hotspots at the end of this month. Parliament will continue to play its key role as watchdog in order to ensure that the crisis is dealt with in an organised and compassionate manner.”

L’evidente gap tecnologico delle banche

Una ricerca di Accenture ha messo in evidenza la grave mancanza di esperienza in campo tecnologico nelle stanze dei bottoni delle principali istituzioni finanziarie mondiali.Secondo il rapporto Bridging the Technology Gap in Financial Services Boardroom, solo il 6% dei membri del CDA e il 3% per cento degli amministratori delle più grandi banche del Mondo hanno una qualche esperienza professionale tecnologia.
La maggior parte delle più grandi sfide che le istituzioni finanziarie devono fronteggiare in questa epoca sono connesse con la tecnologia. Le banche devono cambiare in primis a livello di cultura aziendale attraverso una combinazione di nuove competenze tecnologiche e una migliore alfabetizzazione degli altri amministratori per favorire la comprensione dell’impatto della tecnologia sul business.Il rapporto stesso raccomanda che siano le banche a istituire commissioni tecnologiche a livello di CdA. In maniera del tutto simile a quanto già accade con i comitati di rischio e di controllo, i comitati tecnologici fornirebbero ulteriori competenze e darebbero al board supporto circa le principali decisioni di tecnologia. Attualmente solo il 11% delle principali banche hanno una commissione tecnologiche.Il rapporto suggerisce anche che le istituzioni finanziare debbano prevedere dei programmi di coaching personalizzato per aiutare a migliorare l’acume tecnologico dei propri amministratori in modo che siano meglio attrezzati per prendere decisioni informate.Quel che è certo è che non è più sufficiente (se mai lo è stato!) semplicemente prendere coscienza del pericolo al quale vanno incontro e di come l’innovazione sia fondamentale per evitare di essere tagliati fuori dal mercato. Le banche hanno ormai sopratutto bisogno di un chiaro programma di innovazione con obiettivi misurabili, piani di investimento e strategia di esecuzione. I membri del Consiglio hanno un ruolo chiave da svolgere nell’aiutare a impostare la traiettoria e monitorare i progressi ma, per farlo, avranno bisogno di colmare questo grave ed evidente gap a livello di esperienza in campo tecnologico che oggi le caratterizza. middle east insuranceالخرطوم، السودان، 10 فبراير 2016: واصل اليوم الثاني من الحدث البارز في أفريقيا، المنتدى الدولي للتمويل الإسلامي، النجاحات المحققة أمس والتي شملت مناقشات فاعلة بشأن تمويل إسلامي شامل وتأثير وسائل التواصل الاجتماعي على الخدمات المصرفية وتعزيز أسواق رأس المال الإسلامية في أفريقيا والعديد من الموضوعات الأخرى. ويركز جدول الأعمال اليوم على دراسات حالة محددة للأسواق الناشئة في أفريقيا والتمويل الأصغر والمدفوعات عبر الهاتف الجوال. وبدأ اليوم بعروض تقديمية رائعة بشأن الأسواق الناشئة للتمويل الإسلامي في أفريقيا من جانب الدكتور أندرو نيفين، الشريك في برايس ووترهاوس كوبرز نيجيريا، ورضا مفتاح، المدير التنفيذي في إرنست آند يونج تونس. والدكتور نيفين، الاقتصادي الذي تخرج من هارفارد وأكسفورد (والحاصل على منحة رودس)، هو أحد رواد الفكر العالميين الذي يلعب دوراً بناءً في خلق اقتصاد ومجتمع يتسمان بالقوة والحيوية في أفريقيا، القارة الأكثر ديناميكية في العالم. ويُعرف السيد مفتاح بخبرته المالية في شمال أفريقيا والاتحاد الاقتصادي والنقدي لغرب أفريقيا.
وقام منظمو المنتدى الدولي للتمويل الإسلامي، شركة الشرق الأوسط للاستشارات العالمية – وهي منصة لتحليل المعلومات تخدم الأسواق في منطقة الشرق الأوسط وشمال أفريقيا وجنوب شرق آسيا على مدار السنوات الاثنتين والعشرين الماضية – بتنظيم سلسلة من الجلسات التي تركز على التكنولوجيا والإدماج المالي والابتكار.
وحضر المنتدى العديد من الخبراء من بينهم نائب مدير برنامج الأمم المتحدة الإنمائي في (السودان)، عبدالرحمن غندور، ورئيس وحدة التمويل الأصغر في بنك السودان المركزي، الأستاذ الدكتور بدر الدين إبراهيم، والذين قادوا المناقشات بشأن دور التمويل الأصغر في الإدماج المالي، وتناولوا موضوعات تشمل التكافل الأصغر وتمكين المرأة ونماذج عديدة لزيادة فرص الحصول على التمويل في جميع أنحاء أفريقيا.
وشمل اليوم الثاني بعد الظهيرة أيضاً جلسة بارزة حول استحداث التكنولوجيا المالية والمدفوعات عبر الهاتف الجوال في الأسواق التي تعاني من فقر الخدمات المصرفية في أفريقيا. وقادت المناقشات فضيلة تكومبا (رئيس محللي الأعمال والاستراتيجيات في أوفمابا) وكاشف نعيم (نائب الرئيس التنفيذي ورئيس المجموعة – التمويل الأصغر للأفراد في بنك الخرطوم)، وبريان ريتشاردسون (الرئيس التنفيذي في ويززيت)، ومحمد كاتب (رئيس مجلس إدارة المجموعة والرئيس التنفيذي لشركة باث سوليوشنز) وجوستين فلويد (الرئيس التنفيذي ونائب رئيس مجلس إدارة شركة ردكلاود تكنولوجيز).
وسيختتم المنتدى الدولي للتمويل الإسلامي 2016 بمقابلة مع أحد الشخصيات البارزة في قطاع التمويل الإسلامي، الأستاذ الدكتور داتوك رفعت أحمد عبدالكريم، الرئيس التنفيذي للمؤسسة الدولية الإسلامية لإدارة السيولة.
وركز المنتدى الدولي للتمويل الإسلامي 2016 على مجالين رئيسيين لتحفيز النمو الاقتصادي في أفريقيا، وهما الابتكار والإدماج. وفي حديثه لشركة الشرق الأوسط للاستشارات العالمية في وقت سابق قال فادي الفقيه، الرئيس التنفيذي لبنك الخرطوم (الذي يدعم مبادرة المنتدى الدولي للتمويل الإسلامي) بشأن ريادة مصرفه في التمويل الأصغر: “بدأ بنك الخرطوم برنامجه للتمويل الأصغر الإسلامي في عام 2009 … حيث قمنا بإدارة صندوق الآمان، وهو الصندوق الأكبر والأول من نوعه للتمويل الأصغر الإسلامي. وتأسس الصندوق عن طريق تحالف من البنوك ومؤسسات الزكاة بإجمالي قيمة تبلغ 200 مليون جنيه سوداني (33 مليون دولار أمريكي) حيث ساهمت البنوك المشاركة بمبلغ 150 مليون جنيه سوداني وساهمت مؤسسات الزكاة بمبلغ 50 مليون جنيه سوداني المتبقي.”

Akram Zaatari The Archaeology of Rumour

AkramZataariRoma venerdì 12 febbraio 2016 ore 18.00: lecture presentata da Ludovico Pratesi ore 19.30: inaugurazione mostra apertura al pubblico: dal 12 febbraio al 4 marzo 2016 The British School at Rome via Gramsci 6. Protagonista del secondo incontro è l’artista libanese Akram Zaatari con la lecture e la mostra dal titolo The Archaeology of Rumour.
Il programma FRAGMENTS, concentrandosi sul concetto di frammento – inteso come maceria, casa, oggetto personale, fotografia – vuole riflettere su quanto la memoria, le emozioni e le ideologie siano costantemente legate alle rovine, agli edifici e a quello che contengono. Partendo da questo assunto, architetti, artisti visivi e storici si alternano, da dicembre 2015 a giugno 2017, con l’obiettivo di interpretare il frammento come tentativo per ricostruire l’identità personale e collettiva nelle zone di conflitto, dimostrando come il significato e i ricordi che attribuiamo alle nostre esperienze rimandino a elementi materici.L’intervento di Akram Zaatari alla British School at Rome si incentrerà sul tema della lettera in tempi di guerra. Lettere andate perdute, ritrovate, nascoste, riscoperte o consegnate in ritardo sono al contempo soggetto e forma di molti dei suoi lavori.
La mostra, dal 12 febbraio al 4 marzo 2016 e curata da Marina Engel, presenta due video: In this House (2005) sul dissotterramento di una lettera e Letter to a Refusing Pilot (2013) rivolto a un ex pilota israeliano.
AkramZataari1Gli studi in architettura di Zaatari influiscono costantemente sul suo modo di guardare il mondo e sull’importanza che attribuisce a oggetti e documenti nel riscrivere e interpretare la storia. Nel suo lavoro, l’archeologia è spesso usata come metafora per collegarsi al passato e raccoglierne i frammenti: storie, ricordi personali, immagini e testimonianze provenienti dalle zone di guerra, in particolare dal Libano. L’insieme del materiale accumulato permette all’artista di indagare le sfumature tra le versioni ufficiali dei fatti e come questi siano invece raccontati e ricostruiti in modo del tutto personale da chi li ha direttamente vissuti.
Akram Zaatari (Nato a Saida, Libano, nel 1966. Vive e lavora a Beirut) È un artista che ricopre un ruolo fondamentale nella costruzione formale, intellettuale e istituzionale della scena artistica di Beirut. Nel 1997 ha co-fondato, con altri artisti, l’Arab Image Foundation, un’organizzazione innovativa dedicata alla ricerca e allo studio della fotografia nella regione, che ha dato un contributo prezioso al discorso più ampio della conservazione e della pratica archivistica. La Fondazione ha infatti archiviato e preservato oltre mezzo milione di foto amatoriali e professionali provenienti dal Medio Oriente e dal Nord Africa.
Zaatari ha realizzato più di quaranta video, diverse pubblicazioni e innumerevoli installazioni con materiale fotografico, su temi quali: l’eredità e la resistenza politica, la vita degli ex militari, l’intimità tra gli uomini, la circolazione delle immagini e delle lettere in tempi di guerra, ecc. Ha partecipato a dOCUMENTA13 nel 2012 e alla 55. Esposizione Internazionale d’Arte – la Biennale di Venezia (Padiglione Libano) nel 2013. (foto: AkramZataari)
