Home economy in tempo di crisi

Da ormai quasi un anno la pandemia ha stravolto le nostre vite sotto molteplici aspetti: oltre all’emergenza sanitaria, abbiamo dovuto fare i conti con gravi ripercussioni sociali ed economiche. Organizzare l’economia domestica in questi tempi difficili e incerti può rivelarsi una sfida complicata. Come la stanno affrontando gli italiani? Calcolano ogni minima spesa? Hanno una chiara comprensione delle proprie finanze? Usano strumenti per tenere traccia delle spese? Pensano che sia importante essere informati per prendere le giuste decisioni? Qlik, azienda leader nella data analytics, ha provato a rispondere a queste domande attraverso un sondaggio condotto a cavallo tra la fine del 2020 e l’inizio del 2021.Secondo la ricerca, dallo scoppio dell’emergenza a oggi, 7 persone su 10 (71% del campione) hanno potuto constatare, a diversi livelli, sulla propria “pelle”, o meglio sul proprio lavoro, le conseguenze della crisi economica dettata dalla pandemia. In questo scenario di incertezza, quasi la metà degli interpellati (49%), pur non riscontrando per il momento un forte impatto sulla propria economia domestica, è preoccupato per il futuro e preferisce mantenere l’alta l’attenzione sulle uscite.Anche se “solo” il 15% del campione è stato già costretto a toccare i risparmi che aveva accumulato prima dell’emergenza COVID, cresce dunque la preoccupazione per quello che ci riserverà il futuro. In particolare, il 24% cerca di fare previsioni sui costi che dovrà affrontare nei prossimi mesi, mentre il 22% annota ogni spesa che fa (nella metà dei casi aiutandosi con il supporto di un’App dedicata). Ciononostante, il 65% del campione ritiene di non avere pienamente controllo della propria economia domestica, anche se il 24% ha iniziato a prestarvi maggiore attenzione durante la pandemia.

A home away from home

Cars of the future will be fully automated, transforming drivers into passengers – people who are no longer occupied with paying attention to the road, and who may have the desire or even the need to divert themselves with other activities. With vehicles steering, accelerating and braking entirely by themselves, drivers are freed up to admire their surroundings in a whole new way through the windshield display, or simply dim the windows and settle back to watch a movie. The car’s interior has been transformed into an office or living room. Sebastian Stegmüller, researcher at Fraunhofer IAO, is familiar with the scenarios and believes they could become a reality in just a few years. Together with his team, his job is to look at the various ideas that are emerging, and determine as quickly as possible which technologies, services and business models could catch on and which of them are unlikely to succeed in the marketplace.
To conduct their research, Stegmüller and his colleagues have joined forces with management consultancy McKinsey & Company. Through the Mobility, Experience and Technology Lab, or MXT for short, the two partners are establishing a network that endeavors to bring the future of autonomous driving to life. This includes analyzing trends to support businesses in making decisions on innovation projects. “Our job is to pick out the most promising ideas at the beginning of the innovation lifecycle, even before product development has begun,” explains Stegmüller. In that way, the collaboration partners are doing their part to respond to the overwhelming wave of potential new innovations presented by the next big trends in the automotive industry: automation, vehicle connectivity and electrification, as well as new mobility services. “Business will have to reposition itself to respond to the digital transformation, but this also offers the opportunity for whole new mobility services and driving experiences,” says Stegmüller, who heads the Mobility Innovation department. One solution, for instance, envisages voice-assisted services that draw on artificial intelligence, with car windshields turning into multifunctional displays. “Imagine, for instance, that the ticketing service popped up on the display while you were driving past the opera house. You’d be able to book your Aida tickets while you were driving by,” says Dr. Tobias Schneiderbauer, Project Manager at McKinsey & Company.
At the heart of this initiative to pursue the most promising ideas is Fraunhofer IAO’s Mobility Innovation Lab in Stuttgart. This modern research facility for prototyping and creative workshops already provides an insight into the mobility of tomorrow, featuring, for instance, a converted vehicle that interacts with pedestrians; an electric three-wheel scooter that hints at the future of sustainable inner-city mobility; and a futuristic car cockpit complete with modular dashboard, windows made of switchable glass, reclining seats, fold-out tables and a pull-out monitor – a glimpse into the cockpit of the future and how it might interact with future on-board electronics and services such as language learning, pizza delivery or personalized entertainment.Through their research, the partners in the innovation network are creating a founded basis for lucrative business models and technologies. This targets not only automotive manufacturers and suppliers, but companies from the entertainment and IT sectors as well. The partners have also taken care to bring on board businesses, municipalities and other stakeholders who support and enrich the network with their particular expertise. The network remains open to any companies wishing to be involved with the MXT Lab.One of the key roles of the MXT Lab is to carry out user studies, providing a first indicator of the viability of potential innovation opportunities. In one of the first such studies, the partners investigated whether the time freed up by autonomous driving might be suited to language learning. On top of a quantitative online survey conducted in Germany, China and the U.S., the researchers also set up an experiment at the lab to gather qualitative user feedback. The goal was to assess the underlying demand for these sorts of services as well as the attractiveness of various technical solutions and driving-related applications. This information allows the researchers to draw conclusions that can then be fed into the automation of the driving experience in the future and the way that these vehicles are designed. Miami Home Sales, Prices Rise in January

Miami-skyline-for-wikipediaMiami – Miami single-family home sales increased in January and all residential median sale prices continued their more than three years of consistent growth, according to the 36,000-member MIAMI Association of REALTORS® (MIAMI) and the local Multiple Listing Service (MLS) system.
Miami single-family home sales, which set an all-time annual record in 2014, increased 6.5 percent relative to January 2014, from 904 to 963. Condominium sales — which posted the second best year in Miami history last year despite increased supply of new condo construction — decreased 15 percent from 1,270 in January of last year to 1,080 last month. Combined, residential real estate sales decreased 6 percent to 2,043 last month compared to 2,174 during the same time period in 2014.“Miami is seeing a consistent and steady increase in single-family home sales while condo buyers are trending to the new coastal units becoming available,” said Christopher Zoller, the 2015 Residential President of the MIAMI Association of REALTORS®. “More houses are coming on the market, which means sellers are feeling confident about the housing market and strong sales show that buyers are also feeling confident.”Single-family home prices, which again increased in January year-over-year, remain at affordable 2004 levels despite more than three years of consistent year-over-year increases. Condo prices also increased in January 2015, marking 43 months of growth in the last 44 months. The median sale price for single-family homes increased 5.6 percent, up to $237,500 in January 2015 from $225,000 in January 2014. The average sale price for single-family homes decreased 4 percent to $392,172 last month from $408,626 during the same time period last year.Compared to January 2014, the median sale price for condominiums increased 1.3 percent to $188,500 from $186,000 a year prior. The average sale for condominiums increased 3.2 percent to $372,978 from $361,282 in January 2014.Miami single-family homes and condominiums continue to sell close to asking price, reflecting a strong consumer demand. The median number of days on the market for single-family homes sold in January 2015 was just 51 days, an increase of 10.9 percent compared to the same period in 2014. The average percent of original list price received was 94.3 percent, down a negligible 1.2 percent from a year earlier.The median number of days on the market for condominiums sold in January 2015 was 66 days, an increase of 17.9 percent compared to the same period in 2014. The average percent of original list price received was 93 percent, a 3.2-percent decrease.
Nationally, sales of existing single-family homes, townhomes, condominiums, and co-ops posted a year-over-year increase in January. All national existing housing sales decreased 4.9 percent from December, but were up 3.2 percent from January 2014, according to the National Association of REALTORS® (NAR). Statewide closed sales of existing single-family homes totaled 16,087 last month, up 10 percent compared to the year-ago figure, according to Florida Realtors. Statewide sales of condominiums totaled 7,294, down 1.7 percent compared to January 2014.
